Fintry submitted an outline planning application (with all matters reserved, except for access) for the redevelopment of the Albany Road site in March 2019. Following discussions with Council Officers, revisions were made to the application in April 2020.
The development proposed as part of this application includes:
a discount foodstore of c. 1,900 sqm
two other large format retail units comprising c. 3,500 sqm in total (plus garden centre)
two smaller retail/service units totalling c. 230 sqm
drive-thru coffee shop
304 car parking spaces

The development seeks to accommodate the demand for new/improved retail and leisure floorspace which exists on the eastern side of Gateshead. Although occupiers are yet to be confirmed for the proposed retail and leisure units, they are likely to be operators who are either not represented in the area or require additional stores/units. The development cannot realistically be accommodated in Gateshead Town Centre, given the lack of available sites or premises of a comparable size.
The site layout presented here provides an indication as to the potential layout of the new development and incorporates changes made to the scheme since it was submitted. These changes include bringing the eastern edge of the proposed development into the site, in order to reserve land which may be needed for future improvements to the surrounding highway network. This would complement other developments within the wider Baltic Business Quarter (BBQ) area.
The changes also include enhancing the pedestrian gateway at the south-eastern corner of the site, and re-designing the proposed micro-brewery/ pub-restaurant. This would help to provide a landmark / statement building at the gateway to the site. Along with the relocated gym, the micro-brewery/pub-restaurant would also provide additional frontage to the A184 Park Lane/Felling Bypass.
